Mold in the Home

Sims Inspections does not perform mold testing / assessment / evaluation or remediation.

We present no opinion of, and exclude from our inspections, reports, and responsibility, any and all issues of microbiological health risks, in any form, including, but not limited to, mold, fungus, and mildew, whether mentioned in reference, in any other form than a health risk or not.

We leave that to the properly trained, certified, and equipped professionals.

We feel, that providing a meaningful assessment, of indoor air quality with regards to potential health risks, requires an extended survey period of time, with extensive instrumentation, that typically, a home inspector, even when utilizing the services of an independent lab, for analysis of air samples or spores collected, cannot provide.

An important factor to know about mold, is that, there is some mold to some degree everywhere - indoors and outdoors. It's in the air and can be found on most any organic surface. Finding some mold in homes is not uncommon, as mold spores can enter the home through doorways and windows, as well as, on clothing, shopping bags, people, animals, etc.

Any area of continuous moisture in the home can become a breeding ground once mold spores have made contact. This could include such situations as leaky roofs, windows, doors and plumbing, etc.

Many materials typically used in the building of homes are suitable for the growth of mold. Some such materials are wood, drywall, wallpaper, ceiling tiles, paints, carpet, some insulations, etc.

If water has entered any area of the home to any degree, from the exterior, a leaking roof, a plumbing leak, or by any other means, the possibility does exist for the formation and growth of mold, both visibly and in hidden areas.

The presence of mold can have a dramatic affect on the sales transaction of a home.

Therefore, whether you are selling or buying, if you are suspicious, aware, or become aware of, any situation or occurrence that may have happened or is present in the home, that could raise concerns about the presence of mold, we at Sims Inspections strongly recommend you consult with a reputable Mold Testing / Remediation company about those concerns.

NOTE: By going directly to a Mold Testing / Remediation company (not just a testing service) you can address the whole process at once, and avoid the unnecessary, possible, frustration and extra step, of being told, yes there is mold present, but you will now have to seek the services of yet another contractor to correct the problem (a remediation contractor).
