At Sims Inspections we provide a thorough examination, and report of the condition of the property, that provides both sellers and buyers with the information they need to sell or purchase with confidence and peace of mind.For sellers, our inspection provides a thorough assessment of the home's condition. With this information the seller can make an informed decision, whether to repair defects or gather repair cost estimates to use when setting the asking price and when negotiating a proposed contract. Having us inspect your property, before you sell, clearly shows you are a seller who is interested in complete and fair disclosure.
For buyers, our inspection also helps informed decision making and negotiating, by providing the same thorough analysis of the home's condition. With this information a buyer may make fair and reasonable requests for repairs or price concessions based on our independent, unbiased analysis of defects, which were, not disclosed or were unknown, when making the contract proposal.
In accordance with, and as a minimum, Sims Inspections adheres to the standards of the American Society of Home Inspectors (ASHI). We examine and, where possible and appropriate, test the following items:

- Structural components including the foundation, basement or crawl space, floors, walls, ceilings, and roofs.
- Exterior components including wall coverings (excluding stucco at this time), flashing, trim, decks, stoops, porches, railings, eaves / fascia and soffit, where accessible. The grounds, grading, walkways, patios, driveways, and retaining walls.
- Roof components including covering, drainage components, flashing, and penetrations.
- Plumbing components including water supply components, fixtures and faucets, drain waste and vent systems, water heater, sump pumps and accessible piping.
- Electrical components including service, grounding, panels, conductors, and a representative sample of fixtures, switches, and receptacles.
- HVAC system components including equipment and vents.
- Interior components including walls, ceilings, floors, stairs, rails, and a representative sample of installed cabinets, doors, and windows.
- Insulation and ventilation components including insulation and vapor barriers in unfinished spaces and mechanical ventilation systems.
- Fireplaces and solid fuel burning appliances including vents, flues and chimneys, where accessible.
- Condominiums and Townhouses typically are not inspected for deficiencies involving the structure, exterior, grounds, and roof (or items on the roof) unless otherwise specified.
- Pools and spas though additional components to the home, receive a limited visual inspection, as a courtesy only, at no extra charge, therefore, we do not accept any obligation or liability for pool or spa conditions or operations. See the Inspections Cost page for details.
- Detached buildings are inspected if requested, and are priced according to specifics.
Stucco inspections (EIFS or Hardcoat - not at this time) - Adequacy or efficiency of any system or component - Prediction of life expectancy of any item - Building codes / zoning ordinance violations -- Engineering analysis of structural stability - Private water / private sewage systems - Underground piping systems - Air/water quality, mold, asbestos, radon, formaldehyde, lead, electromagnetic radiation, or any environmental hazards - Security systems or personal property - Termites, pests, or other wood destroying organisms - Furnace heat exchangers - Recreational facilities - Water softeners/purifiers -Radio controlled devices, automatic gates, elevators, lifts, thermostatic or time clocks controls - Geological stability
All clients of Sims Inspections, whether selling or buying, are encouraged to attend the inspection. In doing so, questions can be asked, and a better understanding of the condition of the property and its systems, as well as the inspection process, can be gained.
